Question 1

What areas do you service?

Accepted Answer

We're based in Kissimmee and service Central Florida — Orlando, Celebration, Davenport, Titusville and the areas around them. Send your address in the quote form and we'll confirm right away.

Question 2

Do I have to sign a contract?

Accepted Answer

No long-term contract. Recurring service is month to month — stay because the lawn looks right, not because a contract says so.

Question 3

How often should my lawn be cut in Central Florida?

Accepted Answer

Weekly through the growing season (roughly April–October), bi-weekly in the cooler months. We'll recommend a cadence based on your grass type.

Question 4

Do I need to be home?

Accepted Answer

No. As long as we can access the yard, we handle the visit and send a confirmation when it's done.

Question 5

What if it rains on my service day?

Accepted Answer

We push the visit to the next dry window and let you know. Heavy rain means a cut would rut and clump the lawn — not worth it.

Question 6

How do I get a price?

Accepted Answer

Send the quote form with your address. We check the property on satellite, confirm the scope, and reply with a flat per-visit price.

Question 7

Do you work with businesses and HOAs?

Accepted Answer

Yes — commercial properties and homeowner associations are a core part of what we do, with a written scope, a set route window and a visit log for each cycle.

Question 8

Do you install sod and irrigation?

Accepted Answer

Yes. We strip and grade before laying sod, and we install, repair and tune irrigation systems so new turf and existing lawns get water where they need it.

Question 9

What grass types do you cut?

Accepted Answer

St. Augustine, Zoysia and Bahia, the three that cover most Central Florida lawns. Each one gets its own mowing height. Cutting St. Augustine too short stresses the turf and opens the door to weeds, so we don't.

Question 10

Do you fertilize or treat for pests?

Accepted Answer

Ask in the quote form and tell us what you're seeing. Fertilizer only belongs on the lawn during active growth, and problems like chinch bugs or gray leaf spot have to be identified before anything is applied. If we see signs on a visit, we tell you what we found.

Question 11

How often do you cut in winter?

Accepted Answer

Growth slows in the cooler months and St. Augustine heads toward dormancy, so the cadence drops to bi-weekly. You don't pay for cuts the lawn doesn't need. Weekly service returns when spring growth picks up.

Question 12

What does the re-cut promise cover?

Accepted Answer

If a visit isn't right, such as a missed edge, an uneven strip or clippings left on the driveway, tell us within 48 hours. We come back and fix it at no charge. That's the standard on every recurring visit.

Question 13

Do I have to sign a contract?

Accepted Answer

No long-term contract. Recurring service is month to month. You stay because the yard looks right, not because paperwork says so.

Question 14

Can you work around our business hours?

Accepted Answer

Tell us your peak hours in the quote form. We set the service window around them where the route allows, so mowers aren't running past your entrance at rush. The window is written into the scope.

Question 15

Do you handle multiple properties?

Accepted Answer

Yes. Each property gets its own scope, and you get one point of contact across all of them. Billing can be consolidated so you aren't chasing several invoices.

Question 16

What happens if something is missed?

Accepted Answer

Tell us within 48 hours and we come back and fix it at no charge. The written scope lists what gets done each visit, so there's no question about what was supposed to happen.

Question 17

Do you repair irrigation on commercial sites?

Accepted Answer

Yes. Broken heads, zones that won't shut off and dry islands get repaired, and the controller is set to your county's watering rules. On maintenance visits we flag what we see so it's fixed early.

Question 18

How do we keep the landscaping budget predictable?

Accepted Answer

Start with a written scope that lists every task and frequency. Seasonal cadence changes are built into that scope from day one. The number you approve is the number you plan around.

Question 19

Do I need a design before I call?

Accepted Answer

No. Tell us what bothers you about the yard and what you want it to look like, and we build the plan on the site visit. You see the scope and materials in writing before you commit.

Question 20

What plants do you use?

Accepted Answer

Plants that handle Central Florida's sun, sandy soil and wet summers, placed by how much sun each spot actually gets. The wrong plant in the wrong spot is why so many beds die back. We match them before anything goes in the ground.

Question 21

Can the price change mid-project?

Accepted Answer

The flat quote covers the scope on paper. If you add something, or we find something underground that changes the job, we price it and you approve it before we do it. No surprise line items on the final invoice.

Question 22

Will you maintain it afterward?

Accepted Answer

Yes. New plants and sod need the right water and care while they establish, and a rebuilt bed only stays sharp if someone keeps it that way. Ask for recurring maintenance in the quote form and we scope it with the project.

Question 23

Can you help with an HOA notice?

Accepted Answer

Yes. Send the notice with your quote request. We scope the work to what the letter asks for so you can close it out.

Question 24

What does the board receive?

Accepted Answer

A written scope listing every area, task and frequency, with a flat price broken out by area. It's built to be read in a board meeting and voted on. Once service starts, the visit log shows what was done each cycle.

Question 25

Who does the manager contact?

Accepted Answer

One point of contact for the manager or board. Requests, issues and scheduling go through one channel, and replies come in writing so there's a record.

Question 26

Do you work with individual homeowners in the community?

Accepted Answer

Yes, separately. Homeowners can request their own quote for residential service or renovation, including work to clear a violation notice. Their work stays off the association's scope and invoice.

Question 27

How does the season change the service?

Accepted Answer

Turf grows slower in the cooler months, so mowing cycles drop to a slower cadence that's written into the scope from day one. Beds, hedges and cleanup continue on schedule. The board sees the full-year plan before signing.

Question 28

What if an area gets missed?

Accepted Answer

Report it within 48 hours and we come back and fix it at no charge. The scope and the visit log make it clear what each cycle covers.

Question 29

Can I just seed St. Augustine?

Accepted Answer

No. St. Augustine isn't grown from seed. It goes in as sod or plugs. Sod gives you a finished lawn on install day instead of waiting months for plugs to fill in.

Question 30

When is the best time to lay sod?

Accepted Answer

The warm months, when grass is actively growing, give roots the fastest start. Sod can go in during the cooler months, but it roots slower and needs closer attention to water. We tell you what to expect for your install date.

Question 31

How do I water new sod?

Accepted Answer

Frequent, light watering until the roots grab the soil, then taper to deeper, less frequent watering. You get a written schedule on install day. Many Florida counties and utilities allow extra watering for new sod for a limited period, so check your county's rules before you start.

Question 32

Which grass should I choose?

Accepted Answer

St. Augustine handles heat and some shade and is the most common Central Florida lawn. Zoysia is denser and stands up to foot traffic. Bahia is lower-maintenance and drought-tolerant but coarser. We match it to your sun, your use and how much care you want to put in.

Question 33

Why did my old lawn die?

Accepted Answer

The usual causes here are chinch bugs, gray leaf spot, take-all root rot, poor prep under the old sod, or too much or too little water. We look at what happened before we lay new turf. That way the same problem doesn't kill the new lawn.

Question 34

How much should I water my lawn?

Accepted Answer

Water when the lawn shows it needs it: folded blades, a gray-blue tint, or footprints that stay pressed in. Apply about ¾ to 1 inch per event, counting rain, early in the morning. Your county or utility sets the days you can water, so check your county's days and set the controller to match.

Question 35

Why is one spot always brown?

Accepted Answer

Usually it's coverage: a broken or tilted head, a clogged nozzle, or heads that don't overlap. In St. Augustine it can also be chinch bugs or disease, which look similar. We run the zone first. If the water is fine, we tell you the problem is something else.

Question 36

Do I need a rain sensor?

Accepted Answer

Florida requires a rain sensor or similar shutoff device on automatic sprinkler systems. It stops the system from running after real rain. That saves water and keeps the lawn from sitting soggy.

Question 37

Is overwatering really a problem?

Accepted Answer

Yes. Too much water grows shallow roots and sets up fungal disease like gray leaf spot and take-all root rot in St. Augustine. Deep, as-needed watering early in the morning beats short daily cycles.

Question 38

Can you add zones to my system?

Accepted Answer

Yes. After new sod or a renovation, the old layout often doesn't match what's planted. We re-route or add zones so turf and beds each get their own schedule.
